Why trust your home renovations to just anyone when you can hire a professional remodeling contractor and have your project done right? You deserve the highest quality work at a reasonable price. The smart move is to hire a contractor with vast experience, an excellent reputation, and memberships in high-standard industry organizations. This helps ensure that the contractor is, indeed, a professional who brings value to the job site.
SHR Remodeling, Inc. has fixed many problems brought on by subpar contractors who underbid with “too good to be true” pricing while overstating their competence. Sadly, many consumers have learned painful lessons by jumping at the lowest bid and trusting an underqualified or unscrupulous contractor. It costs time, aggravation, and extra money in the end.
What to Look For in a Contractor
Consumers should consider the overall picture by getting several bids and weighing the big three — experience, reputation, and standing in the industry, with the bid price as a factor as well. A trustworthy contractor will gather information about your project by interviewing you, encouraging your questions, noting the costs of your choices upfront, and understanding the full scope — and only then submitting a bid that is fair and justified.
The Truth About “Allowances”
SHR Remodeling checks all of the boxes above and goes a step further. With 40+ years of experience, we create a Comprehensive Project Evaluation (CPE) instead of a bid. The CPE is a very detailed explanation of the work to be done (the deliverables) with all of the client’s choices in writing before we calculate costs so that the exact numbers are known. With these choices made up front, we order all of our products before any demolition begins. Costs are clear to our clients, and there are no surprises.
Compare this to “allowance” tactics used by many companies. These allowances are supposedly “unknowns” and can result in an artificially low price. Sadly, some contractors choose an allowance of, say, $5.00 a square for tile, knowing full well that it will probably be closer to $20.00 a square or a faucet allowance of $75 when it could be as high as $400.
This becomes a “Change Order” and costs the client money. Let me explain. You see, once the remodel has started and the client makes their choices, they are hit with Change Orders for the cost differentiation. In other words, the allowances were not accurate, and the client is stuck with an amount due immediately before work can continue. This leaves customers trapped, and their anticipated budget is ruined.
